Asking, sold, estimated and confirmed — what each means

Property research mixes several different price concepts. Knowing the difference is essential to reading any opportunity correctly.

Asking price

What a seller is currently marketing a property for. It is an asking figure, not a transaction price or a valuation.

Historical sold price

A previously completed transaction recorded for the property. It reflects what the property sold for at a point in the past.

Estimated valuation

A range derived from comparable evidence — an estimate, not a guaranteed sale price and not a formal survey valuation.

Confirmed transaction

A completion that has actually taken place. Until completion, an under-offer or SSTC status is a signal, not a done deal.
